Applying at Alton Central Park is simple! Browse our available floorplans to select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hour. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

To complete your application you will need: 

  • A valid government-issued photo ID 
  • Proof of income (see acceptable income sources below) 
  • W-2, 1099
  • An application fee per applicant
Applicants must have a combined household income of at least 3x times the monthly rent. For example, for a $2,500 apartment, a minimum income of $7,500 per month is required.

We accept:

  • 1 mont of most recent pay stubs
  • Most recent prior year tax returns W-2 or 1099.
  • Official offer letter on employer letterhead with start date
  • Bank statements from the last 3 months

Yes, we offer lease terms as low as 7 months at a premium monthly rate. Contact our leasing office for current availability and pricing. If you are interested in shorter term rentals, these can be found HERE.

We offer flexible lease terms ranging from 7 to a maximum of 15 months. Contact our leasing office for pricing by term length.

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

On your move-in day, you will stop by the leasing office to pick up your keys and complete a move-in inspection checklist. All move-in costs must be paid in full prior to receiving your keys. Submit your move-in inspection within 72 hours of arrival.

Prior to move-out, please schedule a move-out walkthrough, return all keys and access cards, and ensure your apartment is cleaned. Your security deposit will be processed within 30 days per state law.

Yes, a security deposit is required at Alton Central Park. Please contact the leasing office for more information on the deposit.

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

YES. All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in.

We offer 1-bed, 2-bed, and 3-bed apartments and Villa style homes ranging from approximately 751 square feet to 1,324 square feet. 2-bed and 3-bed townhomes are also available with attached garages ranging from 1,250 square feet to 1,612 square feet. We will notify you approximately 70 days before your lease expiration with renewal options. To renew, sign your renewal agreement online or contact the leasing office.

Utilities & Payments

Rent can be paid securely through our online portal using a debit card, credit card, or checking account.

Rent is due on the 1st of each month. A late fee will be applied if rent is not received by the 3rd.

In addition to monthly rent, residents are responsible for:

- Utilities: This is billed based on usage monthly.

- Valet Trash: This is available 5 nights a week and is billed monthly.

- Pet Fee: This is a one-time charge per pet.

- Pet Rent: This is a monthly charge per pet.

Early termination is possible with required notice of 60 days in writing. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.

We recommend setting up utilities at least 1 week before move-in date.

  • Electricity: Florida Power and Light.
  • Water/Sewer: Port Saint Lucie water/sewer department. Apartment and Villa homes are connected through the office.

Yes. Alton Central Park is wired for high-speed internet. Internet and Wi-Fi is provided by Blue Stream.

Internet service is available through Blue Stream is our preferred/exclusive provider.

Yes, complimentary Wi-Fi is available in the clubhouse, fitness center, and pool area.

Electricity is provided by Florida Power and Light. We recommend saetting this up at least 1 week before move-in.

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

Yes, paint requests require prior written approval. Any approved colors must be returned to original at move-out or a repainting fee will apply.

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Yes, recycling bins and a compactor are located in the back area of Alton Central Park. Please follow posted guidelines for acceptable materials.

Doorstep valet trash service is required and available Sunday through Thursday evenings. Trash pickup begins at 5 PM. Trash bins must be placed outside by 5 PM.

Packages are delivered to your front door or to our secure Luxer package locker system. Once registered with Luxer, you will receive notifications when your packages are ready for pickup.

Additional on-site storage is not currently offered.

Yes, bicycles can be stored securely at any bike rack throughout the community.

Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

You will have full access to all amenities beginning on your move-in date. Your key fob will be activated at your move-in appointment.

Yes! Each resident may bring up to 2 guests at a time. Residents are responsible for ensuring guests follow all community rules. Guests must be accompanied by a resident at all times.

All parking is first-come, first-served. Guest may park 48-72 hours without prior notification. For extended visits, contact the leasing office.

Guests are welcome to stay for up to 14 consecutive days without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.
